As experienced commercial roofers in Atlanta, we know that most business owners never suspect water damage to the roof unless there is actually a leak in the building they can see. While this is certainly an indication of a leaking roof, there are other signs you need to look for. Whether you run an industrial business such as a production plant, a car dealership, or an insurance agency, any type of roof can succumb to water damage – bad news, considering the roof is the protector of everything inside!
Other than an obvious leak, what are some of the other signs that your commercial or industrial roof may have sustained water damage?
Missing shingles. The Atlanta area often experiences strong and severe storms that bring along with them high winds. Winds of 70 MPH or more can cause significant damage, including blowing shingles away. If shingles are missing, have a skilled commercial roofer inspect the area to see if there is any water damage. Shingles that have curled up at the edges are a bad sign as well.
Have an attic in your establishment you can access? If you do, go up and take a look. See any sunshine peeking through the roof? If you do, it’s obvious that water can make its way through the roof beams as well. Not good, as any moisture can result in mold, rotting wood, and other damage. Have your roof assessed for damage right away.
Have vent pipes, scupper boxes, a rooftop HVAC unit or other equipment on your flat roof? If so, be aware that flashing around these areas is a prime source of roof leaks. Proper installation of any vent or system on the roof is key, along with quality flashing; even then, you could have problems over time! Water has a way of infiltrating areas you might think are impossible to infiltrate, so be aware.
Is your commercial roofing system showing its age? While some types of roofs have a longer lifespan than others, there comes a time when the roof has served its purpose and is simply worn out. In these situations it’s often more cost-effective to have a new roof installed than to keep making constant repairs on the old roof – and you won’t have to worry about water damage.
