You know it’s an important investment that can’t be avoided, but in some cases the project is a sizeable one that can really annoy employees or tenants. How can you ensure installing a new roof goes as smoothly as possible with the least disturbance? We have a few tips.
First and foremost, make sure you have a clear line of communication with the roofing contractor. It’s important to be on the same page when it comes to a large project such as re-roofing, as it affects not only you but employees or in the case of an apartment or other residential building, the people who live there.
What can you do?
Let everyone you uses the property know in advance what the schedule for the re-roofing project is in terms of work dates and the time of day work will be going on. For instance if the crew will be working Monday through Friday from 8 a.m. to 3 p.m. each day, let everyone know this.
Ask your contractor if it’s possible to use solvents that are odor-free for removing the old roofing and adhesive. Many people are sensitive to odors and some chemicals are actually harmful.
Consider a type of roofing system that doesn’t require so much hammering or other noise. Reducing the noise level can go a long way toward keeping workers or tenants happier!
The roofing company’s work vehicles should be parked in a location where they aren’t blocking other vehicles or interfering with traffic or navigating the parking lot.
In situations where it’s possible, see if the contractor can schedule at least some of the work be completed outside of your company’s normal business hours. For instance some donut shops are open from 6 a.m. to 11 a.m., so work could begin on the roof around noon or when everyone’s left the building. Some restaurants are only open for dinner so their hours may be 4 p.m. to 9 or 10 p.m. In this case work could be done earlier in the day. This doesn’t work for every business, but it can in many cases!
Realize (and help your employees or tenants understand) that the weather can play a role in how quickly the project is completed. Rain, storms and winter weather often cause delays that can’t be helped.
