While this is sufficient in most cases, much of what determines whether you should have a flat roof inspected more than once per year is the weather – and as we all know, it’s changing by the year. For instance, Atlanta often experiences a large number of severe thunderstorms during spring and summer months, which could result in damage from heavy rains, high winds, hail, even lightning. Because of this you may want to consider having the roof inspected following a round of severe storms in order to detect any damage or water leaks that may have developed due to the weather.
While flat roofs are designed to last a lifetime and require minimal maintenance, there are weaknesses with any type of roofing system. Whereas other types of roofs may need to be replaced after so many years, flat roofs are often used in commercial applications because of their durability and the fact that they can generally be repaired if problems are found in the early stages during an inspection.
A small water leak may seem inconsequential, but the damage of even a few drops of water can be enormous. Mold forms, and water attracts insects, which means rodents will be chasing the insects. The leak isn’t going to go away or get better and in fact will only become a much bigger problem. This is why it is so important make certain you have your commercial flat roofs inspected on an annual basis, and even more often following any weather event (wind, hail, excessive rain, snow, etc.) that could result in damage.
