Resolve issues with the drainage system. Whether the drain system’s size is insufficient to carry a substantial amount of rainwater or internal drains and/or scuppers are clogged with dirt, leaves, sticks, or other debris, it can result in the ponding of water in certain areas which could weaken the roof decking and cause decay or rot of the membrane. Our experienced commercial roofers will inspect and test the drain system so that any issues can be repaired.
Membrane issues. When punctures, cracks, or tears exist, or a seam has separated in the membrane, it gives water easy access into your roofing system. This means the insulation could become saturated, or deterioration (rot or decay) of the decking – not to mention leaks inside your building. Having these problems addressed by your roofer immediately is critical to the integrity of your roof and the entire structure.
Flashing damage. In order for the membrane to stay in place and the roof to remain watertight, flashing must be intact and in good repair. Rusted, missing, or damaged sections should be repaired immediately; if the membrane isn’t secured, it can tear or billow, allowing water to come in.
Defects in penetration seals. Commercial roofs often have several penetrations in the roof for vents, HVAC units, pipes, and other equipment. These penetrations must be properly sealed to ensure water doesn’t make its way in to your roof system. In order to ensure water stays out, it’s important to have a professional check pitch pans, pipe boots, rain collars, and field wraps for defects, so any problems can be addressed right away.
