What are the most common causes of leaks in a commercial or industrial building?
With a flat roof, a common problem is water that ponds in certain areas. Because the roof is flat, it is essential that downspouts, drains, and gutters are unclogged and flowing freely; otherwise ponding and subsequent damage may occur.
Areas where the roof is penetrated. Naturally, anywhere there is a penetration in the roof, the chances of water seeping in around those areas is greater. There are many components that, while essential, result in the roof’s membrane being punctured. These include gas lines, drains, vents, pipes, conduits, even HVAC units in some cases. Fortunately, rain collars, flashing, and other materials can help ensure any penetrations in the roof are water-tight and less prone to leak.
Flashing around the perimeter that’s damaged. Flashings are installed on commercial roofs at the exterior edges to protect the membrane cover. While excessive winds or harsh storms can cause damage, resulting in exposure of the roof cover where rain water or moisture can seep in, improper installation is sometimes the culprit. Flashings may also break or tear due to temperature changes and the expansion/contraction this causes.
Age. While there are different types of roofs used in commercial or industrial settings, flat roofs are extremely common. This type generally begins to age after about 15 or 20 years, and you may experience some of the above described issues, or even damage of the roofing membrane (splitting, cracking, shrinking, etc.). Once the roof begins to seriously deteriorate, it may be more cost effective to have the entire roof replaced rather than attempt to repair all of the damage.
